Job summary

Greenwood Star is seeking an Assistant Manager to maintain occupancy, limit delinquencies, attract and educate tenants, and ensure timely work orders. This role focuses on HUD/Section 8 compliance and regular coordination with PHA.

Responsibilities include lease management, inspections, and supervising staff, with a strong emphasis on regulatory adherence and NOI improvements. The position is based on-site and requires knowledge of affordable housing regulations.

Qualifications

• Minimum of 2 years of experience in property management or a related field.
• Strong knowledge of affordable housing regulations and Fair Housing laws.
• Working knowledge of the Section 8 Housing Choice Voucher program and HUD compliance requirements

Responsibilities

• Oversee day-to-day property operations and regulatory compliance.
• Manage lease agreements, renewals, terminations, and tenant communications.
• Conduct regular building inspections for maintenance and safety compliance.
• Utilize Yardi for tenant tracking, rent collections, and financial reporting.
• Process annual and interim Section 8/HUD recertifications.
• Coordinate HUD/PHA inspections and address findings within timelines.
