Monarch Investment And Management Group in Columbus, IN is seeking a Full Time Property Manager to oversee Williamsburg Way Apartments, a 192-unit community. This role focuses on NOI growth, tenant relations and on-site operations.

This position offers a salary of $60,000–$70,000 per year, quarterly bonuses, a $4,000 annual 401k match, paid training, tuition reimbursement, PTO and holidays, plus a stay/bounce-back incentive program.

Responsibilities

• Operate the property within the budget and financial guidelines.
• Recommend actions to increase income and reduce expenses.
• Maintain occupancy and market rent levels per owner guidelines.
• Ensure marketing is current, accurate and effective.
• Supervise on-site staff and maintain a positive work environment.
• Process invoices and ensure timely payments.
• Post, track and manage rental delinquencies.
• Foster resident relations and renewals at high levels.

Multifamily Property Managers... we simply take care of our people! Monarch Investment is seeking a Full Time Property Manager Professional to help manage our conventional 192 unit site in Columbus, IN.

We are paying up to $70,000 / year salary and excellent NOI/ Delinquency bonus potential up to $7,200 / year.

Essential Job Duties and Responsibilities:

• Operates the property within the financial guidelines (The Budget)
• Makes recommendations to increase income, decrease expenses and grow net operating income
• Ensures property is leased at or above market occupancy and rent levels based on owner's guidelines
• Ensures all property marketing is current, accurate, relevant and at its greatest effect
• Directs activities of all on-site personnel and maintains a great working environment for all
• Process all invoices generated by the property and insure they are paid in a timely manner
• Post, collect, track and manage delinquency of rental and other income
• Responsible for building and maintaining a community of residents through resident relations
• Ensure desired tenant renewals are being captured at the highest rate possible

Knowledge, Skills and Experience required:

• Must have 3+ Years' experience in multi-family rental housing
• Must have excellent computer skills and be able to navigate industry software
• Be able to provide great customer service to our residents
• Yardi, Bluemoon, Rentcafe and Outlook experience preferred but not required
