Woodlake Properties LLC in Marietta, GA seeks an energetic Property Manager to lead a 100+ unit multifamily community. You will build a strong onsite team, manage budgets, and ensure resident satisfaction through proactive leasing and retention strategies.

You will handle rent collections, compliance, and reporting, while maintaining curb-appeal and timely unit turnover. This hands-on role requires leadership, planning, and a customer-focused mindset.

Qualifications

• 2–3+ years of multifamily property management experience (Assistant Manager considered).
• Strong leasing and marketing experience.
• Proven tenant retention abilities.
• Solid understanding of budgets, P&L statements, and financial reporting.
• Knowledge of Georgia landlord-tenant procedures and Fair Housing laws.

Property Manager – Multifamily Community | Marietta, GA

We are looking for an energetic, results-driven Property Manager to lead our apartment community in Marietta. We want a hands-on leader who builds strong teams, keeps residents happy, and runs a property like it’s their own business.

What You’ll Do

• Oversee day-to-day operations of a 100+ unit multifamily community
• Lead, train, and motivate the leasing and maintenance teams
• Drive occupancy and retention through leasing strategy, marketing, and strong resident relations
• Manage rent collections, delinquencies, and evictions in line with Georgia law and company policy
• Monitor expenses, and hit financial goals
• Review and approve invoices, purchase orders, and vendor contracts
• Make sure units are turned on time and the property is well maintained and curb-appeal ready
• Handle resident concerns professionally and resolve issues quickly
• Prepare weekly and monthly reports for ownership and regional management
• Keep the property compliant with Fair Housing, safety, and local regulations

What We’re Looking For

• 2–3+ years of multifamily property management experience (Assistant Manager experience considered)
• Strong leasing and marketing experience

• Experience with property management software (Apfolioor similar)

• Organized, self-motivated, and comfortable making decisions
• Georgia Community Association Manager license or CAM/CAPS certification a plus
