Job summary

Universal Development and Construction LLC (UDC) is seeking a hands-on Property Manager to lead the day-to-day operations at one of our communities in Tennessee. You will oversee leasing, maintenance, and resident relations while ensuring financial performance and compliance with housing laws.

You will lead and develop the on-site team, manage budgets and reporting, and strive for high occupancy and customer satisfaction in a fast-paced environment.

Qualifications

• 3+ years of property management experience.
• Strong leadership and accountability for on-site teams.
• Knowledge of property financials, budgets, and performance metrics.
• Experience with leasing, marketing, and occupancy management.
• Highly organized with attention to detail and ability to multitask.
• Proficient in Microsoft Office and property management software.

Responsibilities

• Oversee daily operations of the community, including leasing, maintenance, and resident relations.
• Lead, train, and develop on-site team members.
• Drive occupancy and revenue while balancing market conditions and rent growth.
• Manage rent collections, delinquency, and financial reporting.
• Prepare budgets, forecasts, and operating expenses.
• Ensure leases, files, and reporting are up to date.
• Handle resident concerns and maintain customer satisfaction.
• Monitor property conditions and address maintenance promptly.
• Conduct regular property inspections and curb appeal standards.
• Coordinate vendors and ensure timely completion of contracted services.
• Ensure compliance with policies and housing laws.
