Job summary

WinnCompanies is seeking a Property Manager II for Arbor Ridge, a 179‑unit multifamily community in Brentwood, CA. You will manage the property’s operations, market the community, and meet owner objectives while ensuring regulatory compliance.

The role includes budgeting, rent optimization, occupancy management, and supervision of maintenance staff. The position requires strong customer service, communication, and multitasking abilities in a fast-paced environment.

Qualifications

  • High school diploma or GED required.
  • 1-3 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Valid driver's license in good standing.
  • Knowledge of property management.
  • Knowledge of landlord and tenant laws.
  • Experience with computer systems, especially Microsoft Office.
  • Excellent customer service skills.
  • Outstanding verbal and written communication skills.
  • Ability to multi-task in a fast-paced office environment.

Responsibilities

  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules and oversee preparation and submittal of rent increases and renewals.
  • Maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, recertifications, and renewals.
  • Approve rental applications adhering to property standards and all appropriate agency standards.
  • Follow company marketing policies and reporting requirements.
  • Ensure the property tenant files are organized, complete and accurate.
  • Ensure that Property Software Data is accurate at all times.
  • Ensure site compliance with state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents, and injuries per policy.
  • Resolve resident issues and conflicts timely and per site guidelines.
  • Prepare the property's annual budget for approval by senior management.
  • Provide accurate financial reporting and monthly variance reporting.
  • Solicit bids and process Purchase Orders and Invoices per Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees per local laws and Winn Rent Collection guidelines.
  • Screen, hire, and train new personnel per company directives.
  • Promote staff efficiency through ongoing trainings, instruction, and leadership.
  • Use the PDP to develop, train, and engage site employees.
  • Conduct weekly staff meetings and embody Winn Guiding Principles.

Job description

WinnCompanies is searching for a Property Manager II to join our team at Arbor Ridge, a 179-unit market-rate and affordable multifamily residential community located in Brentwood, CA.

In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements.

Salary

The salary range offered for this role is $81,000 - $83,000 annually, with a potential 10% annual performance bonus.

Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.

Responsibilities
  • Collaborate with senior management to establish appropriate rent levels.

Requirements
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Knowledge of property management.
  • Knowledge of landlord and tenant laws.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills.
  • Outstanding verbal and written communication skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
  • Superb attention to detail.
Preferred Qualifications
  • Bachelor's degree.
  • Knowledge of LIHTC and HUD regulations.
  • Bilingual in English and Spanish.
  • Experience in Low Income Housing Tax Credit (LIHTC).
  • Experience with Yardi or RealPage property management software.
  • Knowledge of marketing and leasing techniques.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.
  • CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations.
