Job summary

Community Housing Partners is seeking a Property Manager I to own day-to-day operations at a Smithfield community. You will lead leasing, resident services, rent collection, and admin tasks while building strong relationships with residents, staff, vendors, and partners.

The role emphasizes responsibility, problem-solving, team development, and visible impact. On-site schedule is standard M-F, with potential after-hours as needed; CHP supports growth and competitive compensation.

Qualifications

• Bachelor's degree in business, real estate, property management, or related field is preferred.
• Experience with property management, leasing, operations, and compliance is beneficial.
• Familiarity with HUD, LIHTC, or other affordable housing programs is preferred.

Responsibilities

• Lead daily property operations including leasing, resident services, rent collection, and admin tasks.
• Maintain occupancy targets of 97% or greater and minimize vacancy losses.
• Coordinate unit turns and ensure readiness within 10 days or less.
• Conduct inspections and maintain property condition standards.
• Monitor financials, rent collections, and reporting; manage budgets.
• Support audits, regulatory reviews, and compliance documentation.
• Supervise on-site staff and support hiring, onboarding, and development.
