Job summary

Timberland Partners is seeking a Property Manager for the Grand Ridge location in Cedar Rapids, IA. You will oversee staffing, marketing, maintenance and resident relations for a 101-unit community.

The role includes budget preparation, scheduling on-site staff, implementing marketing initiatives, and ensuring timely rent collection while maintaining property appearance and compliance with Fair Housing regulations.

Qualifications

• 3+ years of Previous Property Manager experience.
• 2+ years on-site Leasing Consultant and/or Assistant Manager experience or 3+ years supervisory experience with customer service.
• Knowledge of Fair Housing regulations.
• High school diploma or equivalent, college-level education strongly preferred.
• Computer proficiency: Word, Excel, Outlook.
• YARDI experience preferred.
• Active apartment association membership preferred.
• Industry designations strongly preferred.

Responsibilities

• Monitor and manage community rental rates to maximize income.
• Address resident complaints, concerns and requests appropriately.
• Maintain the community’s appearance and report maintenance needs.
• Implement marketing initiatives as prescribed by Marketing Department.
• Review applications, prepare leases and complete paperwork.
• Ensure apartment is ready for move-in on the date.
• Orient new residents to the community.
• Prepare annual budgets.
• Ensure deposits and rent payments are collected timely.
• Set work schedules for on-site staff.
• Lead by example and support staff development.

Education
