Job summary

Timberland Partners Inc. is seeking a Property Manager for our Grand Ridge community in Cedar Rapids, IA. You will oversee staffing, marketing, maintenance, and resident relations for a 101-unit property.

The role requires 3+ years in property management, on-site leasing or supervisory experience with customer service, plus knowledge of Fair Housing and MS Office. YARDI experience and industry designations are preferred. Equal opportunity employer.

Qualifications

• Minimum 3+ years of Property Manager experience.
• 2+ years of on-site Leasing Consultant/Assistant Manager experience or 3+ years of supervisory experience with customer service orientation.
• Knowledge of Fair Housing regulations.
• High school diploma or equivalent; college-level education preferred.
• Computer proficiency with MS Office (Word, Excel, Outlook).
• YARDI experience preferred.
• Active apartment association membership preferred.
• Industry designations strongly preferred.

Responsibilities

• Monitor and manages community rental rates to maximize income.
• Address resident complaints, concerns, and requests.
• Maintain appearance of the community and report/complete maintenance.
• Implement marketing initiatives as prescribed by Marketing Department.
• Review applications, prepare leases, and complete paperwork.
• Ensure apartment is ready for move-in on the date.
• Orient new residents to the community.
• Prepare annual budgets.
• Ensure deposits, rent payments and charges are collected timely.
• Set work schedules for on-site employees.
• Lead by example and support team development.

We are looking for a Property Manager for our Grand Ridge location. This community has 101 units and is located in Cedar Rapids, IA. As the Property Manager, you directly oversee the staffing, marketing, maintenance, and customer relations of the property.

Responsibilities:
(include, but are not limited to)

• Monitor and manages the community rental rates to maximize income

• Maintain the community’s appearance and ensures any necessary maintenance is reported and completed
• Implement creative self created strategies as well as marketing initiatives as prescribed by the Marketing Department

• Responsible for setting the work schedule for all on site employees
• Lead by example and help your team grow by supporting their development

Minimum Qualifications:

• 3+ years of Previous Property Manager experience
• 2+ years of on-site Leasing Consultant and/or Assistant Manager experience or at least 3+ years of supervisory experience with customer service orientation
• Knowledge of Fair Housing regulations
• High school diploma or equivalent, college-level education strongly preferred
• Computer proficiency, including MS Office: Word, Excel, and Outlook
• YARDI experience preferred
• Active apartment association membership preferred
• Industry designations strongly preferred

Physical Demands:The job is periodically sedentary, but requires mobility (i.e. climbing stairs or squatting) to tour and inspect apartments/communities. Involves sitting, walking, or standing for prolonged periods of time and stooping for brief periods of time. There is some repetitive motion of the hands and wrists associated with using a computer.
