Job summary

Gorman & Company is seeking an experienced Property Manager to lead two affordable housing communities, Landmark and West Side Commons, in Wausau, Wisconsin. You will supervise onsite teams, own leasing, compliance, and the financial performance of both properties.

The role requires LIHTC/PBV experience, budgeting skills, and strong communication to build relationships with residents, staff, and vendors. Competitive salary and full benefits are offered.

Qualifications

• 3+ years of property management experience with supervisory or leadership experience preferred.
• Experience managing affordable housing communities, LIHTC strongly preferred; PBV a plus.

Responsibilities

• Lead daily operations of two communities, coaching onsite team members.
• Oversee leasing and occupancy efforts, including tours, renewals, and marketing.
• Manage LIHTC and PBV compliance, resident documentation, and certifications.
• Monitor financial performance, including rent collection, expenses, and budget performance.
• Oversee resident relations, notices, moves, and evictions.
• Coordinate with maintenance/vendors for requests, repairs, and improvements.
• Conduct regular property inspections and oversee safety and curb appeal.
