Job summary

Gorman & Company, LLC is seeking an experienced Property Manager to oversee two Wausau affordable housing communities, Landmark and West Side Commons. Lead the onsite team, manage leasing, compliance, and financial performance, and ensure resident satisfaction.

You will coordinate with maintenance and vendors, supervise staff, and drive occupancy, budget adherence, and property improvements across both properties.

Qualifications

• 3+ years of property management experience, with supervisory or team leadership preferred.
• LIHTC experience strongly preferred; PBV experience is a plus.
• Strong leasing, resident relations, compliance, property operations, and financial management.

Responsibilities

• Lead the daily operations of two affordable housing communities, directing onsite teams.
• Oversee leasing and occupancy efforts including tours, applications, renewals, and resident retention.
• Manage LIHTC and PBV compliance, certifications, and coordination with Compliance.
• Monitor property finances: rent collection, AR, expenses, invoices, and budget performance; address variances.
• Oversee resident relations—notices, move-ins/outs, evictions, and court matters.
• Coordinate with maintenance and vendors for work orders, turnovers, inspections, and capital improvements.
• Conduct regular property inspections and maintain appearance, safety, and curb appeal.

**Join our team as a Property Manager at Landmark & West Side Commons!** Lead the day-to-day success of two affordable housing communities in Wausau, Wisconsin—Landmark, a 94-unit LIHTC & PBV community, and West Side Commons, a 56-unit LIHTC community. We’re looking for an experienced Property Manager who understands affordable housing, can lead a team, and is ready to take ownership of leasing, compliance, financial performance, resident relations, and overall property operations. **What You’ll Do*** Lead the daily operations of both communities, providing direction, coaching, and support to onsite team members while maintaining appropriate staffing and performance.* Oversee leasing and occupancy efforts, including lead follow-up, tours, applications, renewals, resident retention, and marketing initiatives.* Manage affordable housing compliance requirements, including LIHTC and PBV certifications, resident documentation, recertifications, and coordination with the Compliance team.* Monitor property financial performance, including rent collection, accounts receivable, expenses, invoices, resident charges, and annual budget performance; identify variances and take corrective action as needed.* Oversee resident relations and administrative processes, including notices, resident concerns, move-ins and move-outs, evictions, and court-related matters.* Partner with maintenance and vendors to ensure service requests, unit turns, inspections, repairs, and property improvements are completed efficiently and to company standards.* Conduct regular property inspections and monitor the overall appearance, safety, curb appeal, and condition of both communities while identifying opportunities for repairs and capital improvements. **What You’ll Bring*** 3+ years of property management experience, with previous supervisory or team leadership experience preferred.* Experience managing affordable housing communities, with direct LIHTC experience strongly preferred; PBV experience is a plus.* Strong understanding of leasing, resident relations, compliance, property operations, and financial management.* Ability to manage budgets, review financial performance, and make sound operational decisions.* Strong communication, organization, and problem-solving skills with a customer-focused approach.* Ability to build effective relationships with residents, team members, vendors, and internal partners.* High school diploma or equivalent required; proficiency with Microsoft Office and property management software preferred. **Why Work With Us at Gorman*** Competitive salary of $60,000–$70,000 annually.* 18 days of PTO plus 11.5 paid holidays to help you recharge and enjoy time away.* Medical, dental, vision, short-term and long-term disability coverage.* 401(k) with a 6% company match to help you plan for your future.* Paid parental leave, lifestyle spending accounts, pet insurance, employee assistance program, and more.* Join a mission-driven company that develops and manages affordable housing communities across the country.* Opportunities to grow your career while making a meaningful impact for residents and communities.
