Cushman & Wakefield in Bloomington, MN is seeking a Property Manager (CRE) to oversee property portfolios for clients. You will lead lease administration, budgeting, and vendor management while ensuring compliance with policies and client requirements.

Ideal candidates have 3+ years in real estate/property management, CPM/RPA/CSM or real estate license, and strong MS Office skills. Travel between properties is expected and a comprehensive benefits package is offered.

Qualifications

• Bachelor's degree preferred.
• CPM, RPA, or CSM designation or in process.
• Possess real estate license.
• Strong knowledge of finance and building operations.
• Ability to analyze, prioritize, and delegate.
• Ability to manage a team of professionals, including employees and vendors, and negotiate lease/contract language.
• Advanced knowledge of Microsoft Office Suite.

Responsibilities

• Manage all lease administration duties.
• Monitor collections and coordinate default proceedings.
• Ensure compliance with policies, codes, regulations and directives.
• Provide management and leadership to property staff.
• Develop annual inspection process and perform regular inspections.
• Develop budgets, track variances, oversee CAM reconciliations and ensure recoveries.
• Bid, negotiate and manage contracts with vendors.
• Abstract leases in lease administration software.
• Coordinate reporting with accounting and owners.
• Oversee tenant and building construction work for timely completion.
• Participate in leasing and client meetings to align goals.
• Foster positive relationships with tenants and clients.
