Job summary

Stream Realty Partners in Dallas, TX is seeking a Property Manager to provide end-to-end management for a portfolio of assets, including budgeting, tenant relations, and vendor oversight. You will coordinate with Construction, Leasing, Marketing, and Accounting teams to deliver top-tier service to clients, while ensuring compliance with agreements and policies.

The role requires strong communication, budget experience, and proficiency with real estate software.

Qualifications

• Bachelor’s Degree preferred.
• 3+ years of Commercial Property Management experience with supervisory responsibility preferred.
• Strong written and verbal communication skills; experience interacting with clients, vendors, teammates, and management.
• Experience preparing annual budgets, ownership reports, and CAM reconciliations.
• Previous experience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs)
• Proficiency with Microsoft Excel, Word, and Teams.
• Analytical.
• Ability to multitask.

Responsibilities

• Coordinate day-to-day property management activities including operations, AP/AR, reporting, and client relations.
• Work with Construction, Leasing, Marketing, and Accounting teams to ensure high service levels.
• Ensure Stream policies and best practices are followed.
• Review Management Agreements and client policies.
• Conduct routine property inspections and follow-ups.
• Prepare operating and capital budgets and re-forecasts; CAM reconciliations.
• Coordinate property-related contracts, services, repairs, and capital projects.
• Prepare and review financial/operational reports; provide variance analysis.
• Review invoices; ensure GL accuracy; manage tenant lease setup in accounting system.
• Maintain contact with vendors, tenants, and clients; respond to after-hours calls.
• Supervise designated personnel; assist in annual performance reviews.
