Job summary

Monarch Investment and Management Group is seeking an experienced Property Manager to lead the Sugar Pines community in Florissant, Missouri. You will supervise onsite staff, manage leasing, marketing, and budgeting to meet ownership targets and maintain strong resident relations.

Ideal candidates bring 2+ years in multifamily supervision, proficiency with YARDI, and a solid understanding of Fair Housing laws.

Qualifications

• High school diploma or equivalent.
• 2+ years’ experience or equivalent in multi-family housing in a supervisory role.
• Excellent computer skills, able to navigate industry software (YARDI).
• Knowledge of local, state, and federal resident/property management laws and guidelines.
• Fair housing and legal requirements applied to leasing and marketing.

Responsibilities

• Operate the property within the financial guidelines (The Budget).
• Increase income, decrease expenses and grow NOI.
• Ensure lease at/above market occupancy and rent levels per owners’ guidelines.
• Keep property marketing current and effective.
• Direct on-site personnel and maintain a positive work environment.
• Process invoices promptly and manage delinquency.
• Build and maintain resident relations and renewals at high rates.

Essential Job Duties and Responsibilities:

• Operates the property within the financial guidelines (The Budget)
• Makes recommendations to increase income, decrease expenses and grow net operating income
• Guarantees property is leased at or above market occupancy and rent levels based on owners’ guidelines
• Ensures all property marketing is current, accurate, relevant and at its greatest effect
• Directs activities of all on-site personnel and maintains a great working environment for all
• Process all invoices generated by the property in a prompt, timely manner
• Post, collect, track and manage delinquency of rental and other income
• Responsible for building and maintaining a community of residents through resident relations
• Ensure desired tenant renewals are being captured at the highest rate possible

Knowledge, Skills and Experience Required:

• High school diploma or equivalent.
• 2+ years’ experience or equivalent in multi-family housing in a supervisory role strongly preferred.
• Excellent computer skills, able to effectively navigate industry software (YARDI).
• General knowledge of local, state, and federal resident/property management laws/guidelines.
• Consistent successful application of fair housing and legal requirements when leasing and marketing property/units.
• Basic understanding of financial / budgeting principles (can read a budget), maintenance processes and responsibilities, sales/competitive markets.
• Actively demonstrates the ability to:
• Self-direct and adapt to changes, managing competing priorities and projects without sacrificing exceptional service.
• Effectively and wisely lead and manage a team in a diverse workforce.
• Analyze, resolve conflict, problem-solve, and make decisions in an effective, respectful, and goal-oriented manner.
• Simultaneously maintain a strong sense of urgency and meticulous attention to detail.
• Express self and ideas clearly and concisely, regardless of communication method.
