Job summary

Paradise Management LLC is seeking a Property Manager to lead day-to-day operations of on-site staff, vendors, and residents. You will drive asset performance through expense control, revenue optimization, and capital projects, while maintaining company policies and ensuring high-level tenant satisfaction.

The PM will oversee leasing, marketing, renewals, and budgeting, while coordinating resident events and ensuring regulatory compliance.

Qualifications

• Minimum 5 years conventional/market rate property management on-site experience.
• Experience managing staff including assistant managers, leasing/marketing specialists, and maintenance personnel.
• Desirable CPM/CAM/RAM/ARM or similar designation.
• Fair Housing Certificate and knowledge of fair housing laws.
• Awareness of landlord–tenant laws.
• Real estate license preferred.
• Oral communication: able to present information to groups including customers, employees, vendors, authorities.
• Written communication: can write routine reports and correspondence clearly.
• Language skills: able to read and interpret documents.
• Proficient in MS Word/Excel/Outlook/Publisher and Property Management Software.
• Mathematics: capable of rate, ratio, percent calculations and creating graphs.

Responsibilities

• Responsible for performance of lease-up properties and stabilization thereafter.
• Oversee on-site staff, vendors, and residents/tenants; ensure policies and procedures are followed.
• Inspect property daily and monitor turnover and make-readies.
• Manage leasing, marketing, renewals, budgeting and financial reporting.
• Coordinate resident events, retain residents and maximize occupancy.
• Ensure compliance with fair housing laws and other regulations.
• Supervise and develop on-site staff; conduct performance reviews.
