Job summary

Paradise Management, LLC is seeking a Service Manager to oversee maintenance and upkeep of the community, ensure safe living environments, manage vendors and staff, and coordinate repairs across mechanical, carpentry, and systems tasks. Responsibilities

• Mechanical system repairs including plumbing, irrigation, HVAC & electrical
• Carpentry skills (framing and finish)
• Repair and/or replace locks & smoke alarms
• Repair and/or replace screens
• Repair and/or replace appliances (refrigerator, washer & dryer, dishwasher, garbage disposal, range/oven, microwave oven, ventilation fans, hot water heaters, etc...)
• Roofing & siding inspection & repair
• HVAC repairs & filter changes (must be HVAC certified)
• Pest extermination (Texas--must be certified)
• Repair and/or replace broken windows
• Carpet and pad repair and/or replacement
• Efficiently manage subordinate employees and vendors
• Drive snow plow truck with salt spreader and operate and maintain snow removal equipment
• Operate and maintain equipment and tools
• Maintain an impeccably organized and clean shop
• Manage vendors and subordinate employees including but not limited to the Assistant Service Manager, Service Technician and Porter/Groundskeeper
• Ensure resident service orders are completed on a timely basis; standard turnaround time 24 hours
• Ensure maintenance work on vacant apartments completed within standard 7 days or 5 business days
• Comply with OSHA regulations and applicable laws
• Order maintenance supplies per purchase policies
• Train and supervise staff
• Maintain up-to-date status boards and logs
• Create/update policies and logs for Preventative Maintenance, Street Lights, Carpets, Appliances, Leaks/Mold, Freon Recovery & HVAC replacements
• Ensure building lights and timers work
• Assist Property Manager in emergencies
• Consult with Property Manager on major repairs/capital improvements/contracts
• Attend meetings and seminars
• Budget control and supervision
• Monthly budget variance controls
• Purchase order log maintenance
• Track and communicate variances
• Turn cost monitoring and pricing
• Evaluate utility usage and costs
• Staff management and personnel issues
• Schedule daily functions; conduct performance reviews; monitor overtime
• Assist in recruitment/interview process; education and motivation of employees
• Hold quarterly educational seminars; approve vendor invoices and time sheets
• Assist in monthly staff meetings; address liability concerns; vendor contract solicitation, review and implementation
• Reduce turnover; recommend capital improvements and budgets; oversee capital projects
• Submit projects for bidding
• Perform other tasks as directed by Property Manager/Owner
