Job summary

Vesta Management is seeking an experienced Property Manager for Zion Towers in Newark, NJ. The role requires hands-on leadership, strong focus on affordable housing programs, and a drive for operational excellence to deliver a positive resident experience.

You will oversee budgeting, leasing, compliance, and staff management, ensuring financial goals are met and residents receive quality service. A comprehensive benefits package is offered, with opportunities for professional growth.

Qualifications

• Associates degree or equivalent experience.
• 3–5 years of related experience (occupancy, leasing, APM).
• Experience with site-based affordable housing programs strongly preferred.
• COS and/or CPO Certification strongly preferred.
• Experience in a supervisory role/capacity required.

Responsibilities

• Oversee day-to-day property operations and maintain financial, leasing, compliance, resident retention, and maintenance goals.
• Manage staff to goals and standards and ensure timely processing of leases and paperwork.
• Develop and monitor annual property budget and ensure rent/late fee collection.
• Coordinate marketing and leasing to maximize occupancy and optimize revenue.
• Maintain resident files and ensure regulatory compliance; lead emergency preparedness and safety initiatives.
• Utilize property management software and MS Office for daily operations.
