Fairway Management, Inc. is seeking a dedicated Property Manager to oversee assigned apartment communities, ensuring compliant operations, leasing, resident services, and on-site staff leadership to maintain high occupancy.

This role emphasizes Fair Housing compliance, budget stewardship, marketing strategies, and timely rent processing, with occasional travel for regional trainings and on-call responsibilities.

Qualifications

• High school diploma or equivalent.
• 2+ years of affordable housing experience with LIHTC or Section 8.
• Solid understanding of Fair Housing regulations.
• Skilled in income qualification, tenant file accuracy, and regulatory compliance.
• Proficiency with Microsoft Office and willingness to learn new software.

Responsibilities

• Ensure Fair Housing and affordable housing regulations are followed.
• Collect and deposit rent within 24 hours of collection; inform residents of delinquency.
• Provide outstanding resident service; resolve inquiries and work orders promptly.
• Maintain applicant waiting list; market vacancies to fill units.
• Manage property budgets to stay on target; coordinate with staff for efficiency.
• Lead lease processes and annual re-certifications for applicable programs.
• Pass INSPIRE, State, and Government Agency inspections; uphold company standards.
• Ensure vacant units are leased quickly and marketed until occupied.
• Process move-in/transfer applications; forward to Compliance for approval.
• Supervise property staff (maintenance, housekeeping) and inspect units; monitor vendor work.
• Organize community activities and coordinate on-site events as required.
• Be on call for after-hours emergencies and travel for trainings as needed.
• Lead marketing and leasing strategy to maintain occupancy targets.
• Conduct daily walks of properties to ensure safety, compliance, and curb appeal.
