Job summary

ZRS Management is seeking a Property Manager to oversee daily operations of apartment communities in Austin, TX. You will drive leasing activity, collect rents, coordinate maintenance, and lead a team to maximize revenue while delivering exceptional resident service.

Responsibilities include marketing, competitive pricing, budgeting, and sustaining a compliant, well-managed property with a focus on retention and community quality.

Qualifications

• High school diploma required; post-secondary in business or property management preferred.
• Experience as a Property Manager in multifamily preferred.
• Strong customer service and leadership skills.
• Ability to manage leasing, rent collection, maintenance and resident relations.

Responsibilities

• Oversee leasing, rent collection, maintenance and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Determine rental rates through market research and maintain competitive pricing.
• Hire, train, supervise and motivate a dedicated team of leasing consultants, maintenance technicians and administrative staff.
• Collaborate with maintenance to ensure timely work orders, move-ins, and maintenance requests.
• Oversee lease renewal process and negotiate terms to maximize retention.
• Ensure property inspections meet company standards and local regulations.
• Prepare budgets and analyze financial performance.
• Resolve resident concerns and maintain a positive community atmosphere.

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

Responsibilities

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Demonstrate excellent computer skills, verbal, math, and reasoning skills
• Demonstrate strong negotiating and sales abilities
• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
