ZRS Management in Dallas, TX is seeking a Property Manager to oversee day-to-day operations of our apartment communities. You will drive leasing, revenue, and resident satisfaction while leading a team of leasing consultants, technicians, and staff.

Responsibilities include budgeting, market-rate pricing, and ensuring timely completion of work orders, move-ins, and renewals. A high school diploma is required; prior multifamily experience is preferred.

Qualifications

• High school diploma required; post-secondary preferred in business or property management.
• Previous property management experience in multifamily housing is highly preferred.
• Strong customer service and communications skills with leadership ability.

Responsibilities

• Oversee day-to-day operations of apartment communities.
• Leasing, rent collection, maintenance and resident relations.
• Develop and implement marketing strategies to attract residents.
• Hire, train, and supervise leasing consultants, maintenance staff and admin.
• Coordinate work orders, move-ins, and maintenance requests.
• Oversee lease renewals and maximize resident retention.
• Prepare budgets and analyze financial performance.
• Ensure compliance with company standards and local regulations.

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

Responsibilities

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
