Job summary

ZRS Management in Frisco, TX is seeking a Property Manager to oversee day-to-day operations of multifamily communities, focusing on resident service and revenue optimization.

You will hire and lead leasing, maintenance, and administrative staff; manage budgets, conduct market research for rental rates, and ensure compliance. This role reports to the Regional Manager and may require evenings/weekends.

Qualifications

• Must have high school diploma; post-secondary preferred in business or property management.
• Experience as Property Manager in multifamily housing preferred.
• Strong leadership, customer service, and budgeting abilities.

Responsibilities

• Oversee daily operations of apartment communities including leasing, rent collection, maintenance and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to determine rental rates and maintain competitive pricing.
• Hire, train, supervise and motivate leasing consultants, maintenance technicians and administrative staff.
• Collaborate with maintenance to ensure timely work orders, move-ins and make-ready tasks.
• Oversee renewals, negotiate lease terms and maximize resident retention.
• Perform regular property inspections for compliance with standards and regulations.
• Maintain accurate records of financial transactions, prepare budgets and analyze performance.
• Resolve resident concerns and maintain a positive community atmosphere.

Job Description

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

Responsibilities

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.

• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Demonstrate strong negotiating and sales abilities
• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
