Job summary

Key Staffing, Inc. is seeking an experienced Property Manager to oversee the daily operations of a 134-unit affordable housing community in Chico, CA. You will manage resident relations, leasing, compliance, and program requirements to ensure excellent service to residents.

Ideal candidates will have affordable housing and regulatory experience, proficiency with Yardi or AppFolio, and a track record of maintaining audit-ready files while coordinating with maintenance and vendors.

Qualifications

• Minimum of property management experience.
• Experience with affordable housing programs such as HUD, LIHTC, Section 8, or similar.
• Strong tenant relations and customer service orientation.
• Knowledge of regulatory compliance and housing guidelines.
• Proficiency with MS Office (Word, Excel, Outlook).

Responsibilities

• Oversee day-to-day operations of a 134-unit affordable housing community.
• Manage resident relations and provide exceptional customer service.
• Coordinate leasing activities including applications, move-ins, move-outs, and renewals.
• Process applicant files and maintain waiting lists per program guidelines.
• Conduct annual and interim recertifications and verify income/assets.
• Ensure compliance with affordable housing regulations and program requirements.
• Maintain audit-ready files and records.
• Monitor occupancy and assist with marketing and outreach efforts.
• Coordinate maintenance and vendors to ensure timely work order completion.
• Conduct property inspections and address resident concerns professionally.
• Assist with rent collection and delinquency follow-up.
• Prepare reports and maintain accurate property, resident, and compliance records.
• Utilize Yardi or AppFolio to manage daily operations.
