Job summary

AWI Management Corp. is seeking a dedicated Property Manager to oversee two apartment communities in Bisbee, AZ. This on-site, full-time role includes housing and a schedule of Monday–Friday, 40 hours per week.

You will manage daily operations, licensing, leases, tenant certifications, and payments, while maintaining AWI's high standards and resident relations. Prior experience with affordable housing programs is strongly preferred.

Responsibilities

• Oversee day-to-day operations of the community.
• Process applications, screen applicants, verify landlord references.
• Prepare leases, house rules, and required documentation.
• Manage tenant certifications and re-certifications.
• Conduct move-ins and move-outs.
• Collect rent and security deposits.
• Enforce lease agreements and community policies.
• Coordinate maintenance and ensure property standards.
• Maintain curb appeal and property presentation.
• Market and advertise vacant units to attract qualified residents.
• Respond to emergency situations.
• Follow company policies and procedures.

Experience in affordable housing programs such as RD, HUD, or LIHTC is strongly preferred.

WhatYou'llDo

As the Property Manager, you will oversee the day-to-day operations of the community while ensuring residents receive excellentserviceand the property ismaintainedto AWI'shigh standards.
