Job summary

E&S Ring Management is seeking a Property Manager - Non-exempt to oversee operations at our West Hollywood community. You will manage the property budget, drive NOI, supervise on-site staff, and ensure a quality living environment for residents.

The role requires an associate degree or 3+ years in property management, knowledge of eviction laws and Fair Housing, and proficiency with Yardi. We offer competitive pay, medical and retirement benefits, and a collaborative team.

Responsibilities

  • Lead and develop on-site property team through recruitment, training, and evaluations.
  • Drive revenue, collect rents, control delinquencies, and monitor budget.
  • Oversee payables, revenue transactions, and Yardi reporting.
  • Ensure Fair Housing compliance and manage evictions.
  • Direct leasing, on-site marketing, and market knowledge.
  • Ensure vacant units are market-ready and handle maintenance turnarounds.
  • Conduct daily property walks and safety audits.
  • Be available for emergencies, on-call, and weekends.

We’re currently seeking a Property Manager - Non-exempt for one of our premier communities.

Job Overview:

The Property Manager is responsible for all operations of the apartment community, managing to company objectives and operating budget, with the primary objectives of increasing the net operating income of the property, maintaining the physical asset and providing a quality living environment for residents and establishing a positive, productive working relationship with the property team members. The Property Manager will promote the company's Mission Statement and ensuring adherence to all relevant policies and procedures, fostering an organizational culture aligned with corporate values.

What You’ll Bring
  • Associate degree or 3+ years of property management experience.
  • Understanding of budgets, financial statements, and budget adherence.
  • Familiarity with eviction laws, Fair Housing mandates, and related legal aspects.
  • Proficiency in computerized accounting, word processing (typing at 40 WPM), and equipment usage.
  • Proven experience supervising two or more staff members.
Additional Desired Qualifications:
  • Associate or bachelor’s degree.
  • ARM, CCRM, or CAM designation.
Equipment and Tools Used:
  • Computers, computer printers, telephones, fax machine, photocopier, pager.
Physical Requirements
  • Performs sedentary work.
  • Requires use of telephones and computers.
  • Must be able to climb stairs when entering Resident Services Offices.
  • Occasionally requires lifting 20 pounds or less.
  • Must be able to walk apartments, grounds, and docks (where applicable), including steps and steep gangways.
  • Must be able to drive to various property locations as needed.
Your Responsibilities
  • Team Leadership: Recruit, train, motivate, and provide performance feedback for team members, including written evaluations and recommendations for promotions or compensation adjustments.
  • Revenue Management: Drive revenue growth, manage rent collections, control delinquencies, and monitor financial performance compared to the annual budget.
  • Financial and Administrative Oversight: Process payables, verify revenue transactions, and ensure timely and accurate Yardi reporting, traffic tracking, and leasing documentation.
  • Legal Compliance: Oversee property compliance with Fair Housing regulations, manage eviction processes, and act as a representative in court proceedings.
  • Market and Leasing Management: Monitor leasing activities, direct on-site marketing, and maintain competitive knowledge of the local market.
  • Service and Maintenance Standards: Ensure vacant apartments meet market-ready conditions, service requests are completed timely, and adherence to standards for apartment turnover.
  • Daily Property Inspections: Conduct daily property walks to ensure all exterior areas and common spaces meet cleanliness and presentation standards.
  • Safety and Risk Management: Conduct monthly safety meetings and nighttime lighting audits to minimize work-related injuries and maintain resident and property safety.
  • Resident Relations: Address resident complaints within company guidelines and implement retention programs to reduce turnover.
  • Emergency and On-Call Availability: Be available for emergencies, on-call duties, and weekends.
  • Perform other duties as required.
