Join E&S Ring Management as an Assistant Property Manager at one of our premier California communities. You will oversee property operations, leasing office activities, and assist the Business Manager in achieving budget goals, resident retention, and high-quality living experiences.

The role emphasizes administration of property operations, revenue goals, and ensuring adherence to policies while promoting the company mission and values.

Qualifications

  • High school diploma required.
  • Minimum of two years of property management experience or equivalent-related experience.
  • Experience in staff supervision is preferred.

Responsibilities

  • Performance management: monitor, direct, and track the performance of Resident Services team members to ensure high-quality service delivery.
  • Team support: assist the General Manager in recruiting, training, supervision, and motivation of team members.
  • Resident relations: address resident complaints professionally while adhering to company guidelines.
  • Lease management: oversee lease renewal process monthly, ensuring timely and accurate execution.
  • Financial responsibilities: manage Yardi input, rent collection, banking activities, delinquencies, and court documentation.
  • Administrative oversight: ensure timely Yardi reporting and accounts receivable processing.
  • Revenue and occupancy: assist in achieving revenue goals and maintaining occupancy with resident retention.
  • Compliance monitoring: ensure Fair Housing and local ordinances compliance.
  • Event planning: assist in planning resident functions to foster engagement.
  • Resident communication: help prepare a monthly resident newsletter.
  • Phone etiquette: maintain professional image with proper greetings.
  • Availability: on-call and weekend duties as required.
  • Perform other duties as required.

Job Overview: The Assistant Property Manager is responsible for all phases of the property operations, and to act in that capacity in the absence of the Business Manager. Emphasis on administration of the property operations and leasing office, assistance in monitoring the financial operations of the property to meet the goals of the budget/operating plan, meeting the revenue goals of the property, resident retention and providing a quality living experience for the residents. The Assistant Business Manager will promote the company's Mission Statement and ensuring adherence to all relevant policies and procedures, fostering an organizational culture aligned with corporate values.

What You’ll Bring
  • High school diploma required.
  • Minimum of two years of property management experience or equivalentrelated experience. Experience in staff supervision is preferred.
  • Proficient in computer skills, including word processing and spreadsheetapplications and type at least 40 words per minute.
  • Understanding of local eviction legal procedures and the ability to articulatethese processes clearly.
Additional Desired Qualifications:
  • Associate degree or bachelor’s degree in a relevant field.
  • Computerized accounting software, specifically Yardi, ARM (AccountingResource Management), or CAM (Common Area Maintenance).
Physical Requirements:
  • Performs sedentary work.
  • Requires use of telephones and computers.
  • Must be able to climb stairs when entering Resident Services Offices.
  • Occasionally requires lifting 20 pounds or less.
  • Must be able to walk apartments, grounds, and docks (where applicable), including stepsand steep gangways.
  • Must be able to drive to various property locations as needed.

Computers, printers, telephones, fax machine, photocopier, pager.

Your Responsibilities
  • Performance Management: Monitor, direct, and track the performance of Resident Servicesteam members to ensure high-quality service delivery.
  • Team Support: Assist the General Manager in the recruitment, selection, training,supervision, and motivation of team members. Contribute to evaluating staff performanceand implement corrective measures as needed. Provide timely feedback regardingperformance.
  • Resident Relations: Present a professional and efficient attitude in addressing residentcomplaints to ensure satisfaction, while adhering to company guidelines.
  • Lease Management: Oversee the lease renewal process on a monthly basis, ensuring timelyand accurate execution.
  • Financial Responsibilities: Manage Yardi input, ensure timely collection of rents, overseebanking activities, monitor delinquencies, and prepare collection documents for courtappearances.
  • Administrative Oversight: Assist in overseeing all administrative functions and ensure theaccurate and timely preparation of Yardi reporting documentation, including accountsreceivable (A/R) and invoice processing.
  • Revenue and Occupancy Management: Assist in achieving revenue goals, managingoccupancy levels, and enhancing resident retention efforts.
  • Compliance Monitoring: Help monitor compliance with Fair Housing regulations and localordinances, consistently administering all legal and company policies fairly and firmly.
  • Event Planning: Assist in planning and preparing resident functions to foster communityengagement.
  • Resident Communication: Participate in the preparation of a monthly resident newsletter tokeep residents informed and engaged.
  • Phone Etiquette: Answer phones promptly by the third ring, using the company greeting tomaintain a professional image.
  • Availability: Be available for emergencies, on-call duties, resident functions, and weekendsas required.
  • Perform other duties as required.
