• Resident Relations: Onboard residents, handle communications, manage late payments, resolve issues.
• Operations & Maintenance: Coordinate vendor repairs, inspect vacated units, ensure upkeep.
• Legal & Compliance: Enforce leases, stay current with housing regulations, assist with evictions when needed.

About the Role

We are looking for an organized and tech-savvy Property Manager to oversee daily operations for our apartment complexes across Rockford. In this role, you will leverage AppFolio to manage financial records, coordinate maintenance, and streamline resident relations. Your primary goals are to maximize property value, maintain high occupancy rates, and ensure an excellent living experience for our residents.

Key Responsibilities

• Software Management: Utilize AppFolio daily to track rent collection, update tenant records, log maintenance requests, and generate performance reports.
• Leasing & Marketing: Advertise open units, conduct property viewings, process applications, and execute lease agreements.
• Resident Relations: Onboard new residents, handle communication, manage late payments, and resolve complaints professionally.
• Operations & Maintenance: Coordinate and supervise vendor repair work, inspect vacated units, and ensure properties are well-maintained.
• Legal & Compliance: Enforce lease terms, maintain a strong working knowledge of local housing regulations, and handle evictions when necessary.

Requirements

• Technical Skills: Proficiency in AppFolio is required to handle daily operations and financial logging.
• Experience: Proven track record as a property manager or in a similar residential leasing role.
• Education: High school diploma or GED required.
• Core Competencies: Strong organization, professional communication, and basic accounting/marketing principles.
