Job summary

Triten Real Estate Partners in Houston seeks an experienced Property Manager to oversee a portfolio of industrial and IOS assets, lead day-to-day operations, tenant relationships, and financial performance.

The role reports to the Director of Operations and may require quarterly travel to out-of-state assets, with a hands-on approach to ownership and process adherence.

Qualifications

  • Bachelor's degree in Business, Real Estate, Finance, or related field; equivalent industry experience considered.
  • 3-5 years of commercial/industrial property management experience.
  • Experience with Yardi strongly preferred.
  • CPM, RPA, or similar designation is a plus.

Responsibilities

  • Lead and oversee a site-level team to ensure consistent execution across the portfolio.
  • Serve as primary contact for tenants, manage full lifecycle from move-in to move-out.
  • Prepare annual operating and capital budgets; analyze monthly financials and explain variances.
  • Review and approve payables; lead delinquency efforts; manage CAM reconciliations with accounting.
  • Engage and oversee vendors to ensure quality work on time and budget.
  • Complete regular property inspections; maintain life-safety and regulatory compliance.
  • Lead property-level capital projects and tenant improvements; coordinate with Construction Management as needed.
  • Partner with Asset Management and leasing brokers to support business plan and leasing execution.

About the Role

Triten Real Estate Partners is looking for experienced Property Managers to support our continued growth. Reporting to the Director of Operations, this individual will take ownership of a portfolio of industrial and industrial outdoor storage (IOS) assets, leading day-to-day property operations, tenant relationships, and financial performance. This role also leads a site-level team, which may include an Assistant Property Manager, Building Engineer or Facility Manager, holding that team accountable to consistent execution across the portfolio. This is a high-energy, fast-paced position suited to someone who wants real ownership over their properties while operating within established systems and processes. Depending on portfolio assignment, this role may require quarterly travel to out-of-state assets.

Key Responsibilities
  • Lead and hold accountable a site-level team, which may include an Assistant Property Manager, Building Engineer or Facility Manager, to ensure consistent execution across the portfolio.
  • Serve as the primary point of contact for tenants, interpreting and enforcing lease terms and managing the full tenant lifecycle from move-in through move-out.
  • Prepare annual operating and capital budgets, manage properties to those budgets, and analyze monthly financials to explain variances and recommend corrective action.
  • Review and approve payables, lead delinquency efforts, and manage CAM reconciliations in partnership with the accounting team.
  • Engage, contract, and oversee vendors to ensure quality work is delivered on time and on budget.
  • Complete regular property inspections, maintain life-safety and regulatory compliance, and identify and eliminate risk early.
  • Lead property-level capital projects and tenant improvement work, coordinating with Construction Management on items that exceed scope or budget thresholds.
  • Partner with Asset Management and leasing brokers to support the property's business plan and leasing execution.
Required Skills/Abilities:
  • Strong attention to detail and follow-through, with a demonstrated ability to manage multiple priorities in a fast-paced environment.
  • Comfortable holding vendors, contractors, and team members accountable to clear standards and timelines.
  • Sound financial acumen, including budgeting, variance analysis, and CAM reconciliation experience.
  • Working knowledge of commercial lease structures, with the ability to interpret and enforce lease terms.
  • Practical, on-the-ground problem-solving skills, balanced with respect for established systems and processes.
  • Proficiency in Yardi and Microsoft Excel.
  • Clear, direct written and verbal communication skills.
Education and Experience:
  • Bachelor's degree in Business, Real Estate, Finance, or a related field preferred; equivalent industry experience will be considered in place of a degree.
  • 3-5 years of commercial or industrial property management experience.
  • Experience with Yardi strongly preferred.
  • CPM, RPA, or a similar industry designation is a plus.
