Job summary

Trinity Interests Inc. is seeking a Senior Property Manager to oversee day-to-day operations for fourteen properties in the Dallas Metroplex.

The candidate will manage retail, office, and industrial properties, with a focus on tenant relations and financial performance. The ideal candidate has 5+ years in senior property management, strong leadership and communication skills, and experience with property accounting (AP/AR), budgets, and CAM reconciliations.

Qualifications

  • Minimum of 5 years' experience as a Senior Property Manager
  • Experience in property accounting: AP and AR
  • Experience in developing lease expense and CAM reconciliations
  • Experience with property budgets and reforecasting
  • Experience in lease and contract administration
  • Robust problem solving, analytical and critical thinking skills
  • Strong organizational and time management skills

Responsibilities

  • Manage the day-to-day operations of the properties
  • Serve as the primary point of contact and provide customer service to tenants, contractors, and vendors for all property management activities
  • Management and supervision of contract services
  • Lead, develop and maintain superior tenant relations to achieve property goals, ensure safety and retain tenants
  • Administer leases to ensure compliance with all terms and conditions
  • Collaborate with property leasing teams
  • Supervision of tenant work orders and reporting process
  • Supervision of tenant improvements construction projects and move in process
  • Perform routine property inspections with the goal of maintaining the buildings to the asset plan
  • Develop and administer the preventative maintenance program
  • Lead capital improvement projects if requested by client
  • Assist in the preparation of annual operating budgets, analysis of monthly expenses and cost allocations
  • Analyze and report property financial activities
  • Perform monthly reforecasting and variance reporting
  • Ensure property compliance with local, state, and federal requirements
  • Complete any other task as assigned by management

Role Description

The position is responsible for the day-to-day management of fourteen (14) properties all located in the Dallas Metroplex. The ideal candidate will have experience managing retail, office, and industrial properties. This is ideal for a senior level property manager with demonstrated successes working with the needs of sophisticated publicly held retailers/franchisees to small privately held office tenants and shop owners. The ability to self-manage, maintain good records, prioritize, demonstrate good time management skills, and work independently is critically important. Excellent communications skills are important when working with tenants, vendors, clients, and colleagues.

Qualifications
  • Minimum of 5 years' experience as a Senior Property Manager
  • Dependable personal vehicle to be used to travel to properties in the Dallas metroplex
  • Demonstrated leadership skills
  • Superior listening, written and verbal communication skills
  • Bachelor's degree highly preferred and industry designations are a plus
  • Robust problem solving, analytical and critical thinking skills
  • Strong organizational and time management skills
  • Proficient in Microsoft Office Suite: Word, Excel, and Outlook
  • Skyline and Yardi experience considered a plus
  • Experience in property accounting: AP and AR
  • Experience in developing lease expense and CAM reconciliations
  • Experience with property budgets and reforecasting
  • Experience in lease and contract administration
