Job summary

Qualifications

  • Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field.
  • 2–5 years of experience in real estate analysis, asset management, or related roles (internships considered).
  • Strong proficiency in Microsoft Excel (financial modeling, data analysis).
  • Yardi, Argus and/or other real estate technology platforms is a plus but not required.
  • Excellent analytical, quantitative, and organizational skills; strong communication and interpersonal abilities.

Responsibilities

  • Develop, maintain, and enhance financial models to monitor property- and portfolio-level performance versus underwriting and business plans.
  • Prepare and update quarterly, and annual reporting packages for internal leadership, lenders, and investors.
  • Support the annual budgeting and mid-year reforecasting process, coordinating with property management, accounting, and asset management teams.
  • Conduct variance analyses, performance tracking, and cash flow forecasting across multiple assets and portfolios.
  • Evaluate leasing economics, summarize deal comparisons, and quantify impacts on property NOI and valuations.
  • Assist the Portfolio Manager in managing portfolio-level financing activities for existing loans, including tracking/analyzing loan covenants, performing performance tests, and conducting earnout analyses.
  • Assist the Debt Capital Markets director with the coordination of diligence for portfolio level financings and re-financings
  • Prepare presentation materials for quarterly reviews and partner meetings summarizing portfolio performance and financing metrics.
  • Create multi-market portfolio models for strategic dispositions and new portfolio acquisitions
  • Coordinate multi-property portfolio acquisitions and dispositions from due diligence through closing.
  • One-off dispositions to assist the asset management team in making strategic decisions
  • Administer and optimize Monday.com, including board creation, data management, automations, and performance scorecards to support asset and portfolio management operations.
  • Optimize the Asset Management team’s use of Monday.com for project management related to portfolio acquisitions, dispositions, and refinancings
  • Manage pipeline tracking of multi-market industrial portfolios through Monday.com
  • Manage the company’s Debt Management board in Monday.com, ensuring accurate input of loan data, payment schedules, covenants, and lender deliverables.
  • Assist with the development of Triten’s AI enabled MCP server and portfolio analytics tool

About the Role

Triten Real Estate Partners("TREP") is seeking a driven and analytical Portfolio & Asset Management Associate to join our team. This individual will provide support to the Industrial Asset Management team. This position will gain exposure to senior professionals within the company, including the Industrial Portfolio manager and the COO.

The role combines financial analysis, operational support, data management, and technology integration to enhance portfolio performance and ensure consistency across the firm’s reporting and systems. It is an excellent opportunity for a motivated real estate professional with 2–5 years of experience to gain broad exposure across the full real estate investment lifecycle.

Key Responsibilities
  • Develop, maintain, and enhance financial models to monitor property- and portfolio-level performance versus underwriting and business plans.
