Job summary

ZRS MANAGEMENT LLC in Gary, IN is seeking a Property Manager to oversee the day-to-day operations of multifamily communities and drive profitability while delivering exceptional resident service.

You will report to the Regional Manager and lead leasing, maintenance coordination, marketing initiatives, budgeting, and compliance. A strong customer focus and ability to work evenings/weekends as needed are essential.

Qualifications

• Valid driver's license.
• Experience as a Property Manager in multifamily housing preferred.
• High school diploma required; post-secondary preferred in business or property management.

Responsibilities

• Oversee leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to determine rental rates and maintain competitive pricing.
• Hire, train, supervise and motivate a dedicated team of leasing consultants, maintenance technicians, and administrative staff.
• Coordinate with maintenance to ensure timely completion of work orders and move-ins.
• Oversee the lease renewal process, negotiate terms, and maximize resident retention.
• Conduct regular property inspections for compliance with standards and regulations.
• Maintain accurate records of financial transactions, prepare budgets, and analyze performance.
• Resolve resident concerns and maintain a positive community atmosphere.

Job Description: As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.

• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.

Qualifications

Valid Drivers License

Previous experience as a Property Manager in the multifamily apartment industry is highly preferred

High school diploma is a must, post-secondary preferred in business or property management

• Demonstrate excellent computer skills, verbal, math, and reasoning skills
• Demonstrate strong negotiating and sales abilities
• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
