ZRS Management LLC in Jacksonville, FL seeks a Property Manager to oversee day-to-day operations of apartment communities, drive profitability, and deliver exceptional resident service. You will manage leasing, rent collection, maintenance, and resident relations while coordinating with a regional manager.

You will develop marketing strategies, set competitive rents, and lead a team of leasing consultants, technicians and admin staff. Health and retirement benefits are offered.

Qualifications

• High school diploma required; post-secondary preferred in business or property management.
• Experience as property manager in multifamily is highly preferred.
• Strong customer service, leadership and organizational abilities.

Responsibilities

• Oversee leasing, rent collection, maintenance and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to set competitive rental rates.
• Hire, train, supervise and motivate leasing consultants, maintenance techs and admin staff.
• Coordinate with maintenance for work orders, move-ins, make-ready and maintenance requests.
• Oversee renewal negotiations and strive for high resident retention.

Job Description: As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager. The Property Manager’s primary focus shall include but not limited to: Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations. Developandimplementeffectivemarketingstrategiestoattractandretainresidents. Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing. Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff. Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move‑ins,make‑readyandmaintenancerequests. Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention. Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations. Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance. Resolveresidentconcernsandmaintainapositivecommunityatmosphere. Valid Drivers License Previous experience as a Property Manager in the multifamily apartment industry is highly preferred High school diploma is a must, post‑secondary preferred in business or property management

• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
