Job summary

Friedman Real Estate is seeking a Commercial Property Manager for a Class A office asset in Cleveland. The role requires dynamic leadership and a proven track record in property management within fast-paced environments.

The candidate will oversee on-site staff, tenant relations, budgets, and capital projects, while collaborating with ownership, leasing, and brokerage teams to achieve goals. Eligible applicants bring 2+ years of PM experience and relevant industry designations.

Qualifications

• Minimum 2+ years of experience in Property Management with increased responsibility.
• Bachelor’s degree in a business-related field preferred.
• Industry designation(s) preferred (CPM, RPA) preferred.
• Excellent organizational, time-management, motivational and leadership skills.
• Excellent communication skills, both verbal and written.
• Proficient with Microsoft Office Suite applications.
• Working knowledge of mechanical systems including elevators, chillers, boilers, and electrical systems.
• Understanding of building structures and required maintenance.
• Understanding of financial statements and reports.
• Solid understanding of various types of commercial leases and insurance.
• Property management software experience a plus (Yardi, MRI).

Responsibilities

• Oversee work orders and ensure quality from staff and contractors.
• Review operating budgets and expense reconciliations.
• Coordinate communication between ownership and the organization.
• Oversee accounts receivable and collections.
• Oversee tenant and capital improvement projects.
• Provide value engineering and value enhancement insights.
• Negotiate and award service contracts; supervise building engineers.
• Produce accurate monthly owner reports.
• Collaborate with leasing and brokerage to meet objectives.
• Conduct property site inspections for curb appeal and quality control.
• Implement and manage preventative maintenance programs.
• Perform other duties as assigned.

Responsibilities

• Responsible for performance management of assigned on-site staff (if applicable).
• Maintains strong tenant relations; establishes a high level of client satisfaction.
• Ensures that assigned property is well maintained, efficiently operating, and aesthetically pleasing.
• Ensures that building work orders are completed by designated staff, including maintenance and repairs; oversees the work quality of all third-party contractors or vendors.
