Job summary

Creative Financial Staffing, LLC seeks a Property Manager to oversee a diverse residential portfolio in Buffalo, NY. You will lead daily operations, supervise maintenance staff, manage budgets, and coordinate with finance on performance and reporting. Experience with Section 8 and LIHTC housing programs is a plus.

You will ensure regulatory compliance, conduct inspections, handle tenant relations, and drive occupancy and financial performance across properties in the portfolio.

Qualifications

• 2–4 years of residential property management experience.
• Real Estate License preferred.
• RAM, COS, LIHTC or CMM certification required or obtainable within 12 months of hire.
• Knowledge of housing inspections, compliance, and regulatory requirements.
• Valid driver’s license and reliable transportation.

Responsibilities

• Oversee day-to-day operations of a residential property portfolio, including Section 8 and LIHTC properties.
• Coordinate property inspections, compliance activities, and resolution of building violations.
• Manage property budgets, operating expenses, and financial performance in partnership with finance.
• Supervise maintenance and onsite staff, including scheduling, performance management, and operational support.
• Respond to resident concerns, oversee collections, and maintain strong tenant relationships.
• Monitor vacancies, unit turnover, work orders, and leasing-related activities.
