Job summary

Pacific Capital Management, Inc. in California is seeking a dedicated Maintenance Technician to support our property management portfolio. You will handle repairs, preventative maintenance, and safety checks to keep equipment and units in excellent condition.

The role requires hands-on skills in painting, plumbing, electrical work, and carpentry, plus the ability to respond quickly to resident requests and emergencies. A valid California driver's license is required.

Qualifications

• Experience in property maintenance or related trades preferred.
• Ability to paint interior/exterior and perform plumbing tasks.
• Knowledge of electrical basics and safety practices.

Responsibilities

• Respond to resident maintenance requests within 24 hours.
• Be on-call for after-hours and weekend emergencies.
• Repair lights, electrical outlets, plumbing fittings as needed.
• Paint interior and exterior surfaces of buildings.
• Perform carpentry tasks such as door fitting and hardware replacement.
• Inspect units and common areas, complete small repairs.
• Prepare vacant apartments for occupancy within 3–5 days.
• Ensure security and lighting in hallways, parking, grounds.
• Check water, gas, sewer shutoffs and meters.
• Order maintenance supplies with supervisor approval.
• Attend meetings as directed by the Regional Manager.
