Job summary

Qualifications

• Minimum 2 years of building maintenance experience.
• Must maintain a valid driver’s license, clean driving record and current auto insurance.
• Bi-lingual is preferred.

Responsibilities

• Overall maintenance of the property and ensure residents are provided with a clean, safe and well-maintained property.
• Conduct repairs as noted on work orders efficiently and accurately.
• Communicate with residents about maintenance activity and ensure excellent customer service.
• Plumbing repairs and services.
• Electrical repairs and services including checking outages, timers, breakers, fuses and lights.
• Maintenance and repair of doors, hinges, locks and locksets, ceiling tiles and light lenses.
• Routine preventive maintenance of all equipment and systems.
• Oversee apartment turnover prep and non-routine maintenance scheduling.
• Regular inspections and reporting deficiencies; notify Property Manager and take action.
• HVAC, plumbing and electrical systems maintenance in common areas and units.
• Emergency response and 24/7 on-call coverage.
• Occasional janitorial duties and snow removal.
• Supervise temporary/contract personnel on maintenance contracts.
• Maintain inventory of supplies and parts; keep inventory system updated.
• Paint common areas and units when necessary.
• Adhere to Chapman Management policies for purchasing and preventative maintenance.
• Ensure grounds are clean and free from debris.
• Prompt response to work orders.
