Job summary

Commerce-Capital-Partners seeks a skilled maintenance technician to handle HVAC, plumbing, electrical, and general property upkeep across our portfolio. The role requires hands-on problem solving, safety awareness, and the ability to work with tenants, vendors, and staff.

Responsibilities include diagnosing HVAC problems, performing repairs or replacements, conducting preventive maintenance, repairing appliances, plumbing, and lighting, plus painting and make-ready work for vacant units.

Qualifications

• Must have minimum 3 years of maintenance experience in property management or similar industry.
• High school diploma or GED preferred.
• Basic experience with computers, Internet and email.
• Interact professionally with coworkers, guests, vendors, contractors, residents and the public.
• Above average organizational and verbal skills.
• Ability to perform intermediate mathematical functions.
• Valid driver's license from the state of residence required.
• Must have necessary tools to perform tasks.
• Ability to follow oral and written instructions and maintain cooperative working relationships.

Responsibilities

• Receives requests for service maintenance, prioritizes service requests and handles each in efficient professional manner.
• Examines and diagnoses problems with heating, ventilation and air conditioning units for property facilities.
• Determines the best method to repair or replace all or part of the unit and performs repairs and/or replacements.
• Performs preventative maintenance on HVAC units (filters, coils, etc.).
• Repairs and replaces kitchen appliances such as refrigerators, stoves, washers and dryers.
• Performs minor plumbing repairs and installations including leaks and removing clogs.
• Performs minor electrical repairs and replacement of light fixtures.
• Repairs locks and other miscellaneous items.
• May perform painting projects for interior and woodwork touch-ups.
• May perform make ready projects for vacant units.
• Cleans carpets and may perform pool maintenance or landscape tasks.
• Adheres to safety programs and maintains a safe work environment.
• Works irregular hours, on-call and overtime as required.
• Operates a motor vehicle to transport tools between sites.
• Attends and participates in technical training programs.
• Performs other related duties as assigned.
