Job summary

Fulson Asset Management seeks a Property Maintenance technician to perform installation, repair, and upkeep across multiple properties. You will handle plumbing, electrical, drywall, painting, and appliance repairs, and coordinate with the Property Manager to address issues promptly.

Responsibilities include preventive maintenance, tool/grounds upkeep, pest control coordination, and ensuring HUD-compliant safety standards. Occasional snow/ice removal and on-call support are required.

Qualifications

• Education/Certification: High School Diploma or equivalent preferred.

Responsibilities

• Perform building maintenance including plumbing, electrical, drywall repair, painting, and appliance repair.
• Discuss and inspect issues with Property Manager.
• Coordinate maintenance schedule with Manager.
• Maintain inventory of tools and supplies.
• Ensure upkeep of tools and equipment.
• Maintain site including building exterior, common areas, units, and safety compliance.
• Prepare and follow Preventive Maintenance procedures.
• Coordinate pest control treatments.
• Learn and perform maintenance procedures.
• Walk the property to ensure curb appeal.
• Prepare vacant units within 7 days for occupancy.
• Evaluate maintenance process and interface with planning.
• Adhere to HUD Decent, Safe, and Sanitary Condition standards.
• Snow/ice removal and grounds maintenance as needed.
• Research cost-saving opportunities.
• Assist Janitor and share on-call duties.
• Report unsafe conditions to Property Manager and correct timely.
• Follow a safety-first ethos and OSHA standards.
• Safely operate equipment.
