Job summary

FirstService Residential is seeking a Maintenance Technician in Des Moines, IA to support the Community Manager by maintaining the building and addressing maintenance and equipment issues while delivering excellent customer service.

You will coordinate with vendors, monitor safety and energy efficiency, manage preventive maintenance logs, and participate in on-call rotations. The role includes snow removal, simple repairs in units, and reporting concerns to prevent building issues.

Qualifications

• Maintenance work experience and hands-on maintenance background.
• Certified Pool Operator (CPO) certification.
• Proficient with Excel, Outlook, and Word.
• Strong customer service and communication skills.
• Ability to work independently with minimal supervision.
• Good time management and problem-solving abilities.

Responsibilities

• Monitor safety, mechanical and electrical equipment.
• Work with building associates and third-party vendors to optimize operations and energy efficiency; monitor problems remotely.
• After-hours on-call responsibility to respond to emergencies on a bi-weekly basis.
• Communicate with third-party vendors on repairs and contracted services for common areas and building mechanical equipment.
• Assist and support the Community Manager in competitive bidding for mechanical contracts and large projects.
• Submit purchase orders for supplies to the Community Manager for approval.
• Snow removal, as needed.
• Maintain a routine log of preventative maintenance including systems, boilers, doors, stairwells, lights, HVAC, and other in-unit work performed.
• Perform general repairs and maintenance in units only if directed by the Community Manager.
• Maintain pool, including testing, cleaning, and maintenance of equipment.
• Daily, weekly, monthly, quarterly and annual preventive maintenance of building as assigned by the Community Manager.
• Document maintenance concerns may lead to building maintenance trends.
• Communicate with associates, subcontractors, and clients.
• Perform any additional duties as assigned by the Community Manager.
• Follow safety procedures and maintain a safe work environment.
