Job summary

Greystar is hiring a Service Technician in Huntington Beach, CA to perform technical and mechanical work ensuring property maintenance standards across buildings and common areas. The role requires 1–2 years of experience with basic knowledge of electrical, plumbing, appliances, and HVAC, plus EPA refrigerant certifications as applicable.

Responsibilities include completing work orders, making-ready preparations for new residents, inventory management, and documentation.

Qualifications

• 1-2 years of property maintenance experience required.
• Prefer basic knowledge of electrical, plumbing, appliance, and HVAC.
• EPA certifications Type 1 and II or Universal for refrigerant recycling are required for Certified Service Technicians.
• Incumbents must have valid driver’s license to operate a golf cart on property depending on the property size, if applicable.

Responsibilities

• Completes assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs per safety standards and code requirements.
• Completes the make-ready process to prepare vacant units for leasing, including pre-move-out inspections and scheduling necessary tasks.
• Tracks inventory, obtains supplies, and returns unused items to the proper location; notifies maintenance supervisor about re-ordering needs.
• Documents and completes paperwork for service requests to ensure proper documentation and tracking.
• Maintains grounds, common areas, and amenities by cleaning, painting curbs, and performing related tasks as needed.
• Supports cost-control by repairing instead of replacing parts when feasible and using tools efficiently.
