Job summary

Jones Street Residential, Inc. is seeking a Maintenance Supervisor to manage service operations at the apartment community.

The role involves leading on-site maintenance staff, coordinating with owners and senior leadership, and overseeing capital projects, vendor relations, and preventative maintenance. You will oversee recruitment, training, and supervision of staff, ensuring high standards, safety, and efficient operation of HVAC, plumbing, electrical, and appliances.

Qualifications

• 5-7 years of experience in property maintenance management.
• General contractor’s license preferred; licenses in HVAC, mold, asbestos removal, pool operation, electrician, construction preferred.
• Experience creating and managing a budget and/or P&L.
• Demonstrated ability to read, write, and communicate effectively for legal, financial, and HR documents, and to present to senior management.
• Proficiency with word processing, spreadsheets, and database management for reports and documents.
• Proficiency with industry software; Yardi experience highly preferred.
• Outstanding communication skills, both written and verbal.
• Valid Driver's License

Responsibilities

• Lead by example and uphold Jones Street Residential standards and culture.
• Support daily operations to meet property needs and maintain standards.
• Forecast expense needs and contribute to budgeting and long-term capital planning.
• Manage financial performance in line with the budget.
• Identify efficiency, cost-saving, and revenue-generation opportunities.
• Report difficulties to Community Manager or Senior Management.
• Oversee maintenance staff and service requests for timely work.
• Inspect contractor work to ensure quality and compliance.
• Manage inventory and procure supplies within budget.
• Conduct monthly preventive maintenance and property inspections.
• Lead safety meetings and ensure OSHA compliance.
• Develop and train staff to meet goals.
• Troubleshoot and repair HVAC, plumbing, electric, major appliances, and other systems.
