Job summary

Apartment Management Consultants is seeking a Maintenance Supervisor to lead the on-site maintenance team, ensuring timely upkeep of buildings and grounds across communities.

You will schedule daily maintenance tasks, supervise vendor work, manage inventory and supplies, and ensure compliance with OSHA safety policies. The role also covers on-call response to service requests and eviction-related lock-outs.

Qualifications

• Knowledge of HVAC, plumbing, and electrical systems.
• Self-motivated with attention to detail.
• Property maintenance/handyman experience.
• Supervisory experience preferred.

Responsibilities

• Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy.
• Interview, screen, and recommend staff with manager collaboration.
• Assist in training service, housekeeping/custodial, and grounds personnel.
• Clean and maintain work areas, tools, and equipment.
• Improve maintenance processes and methods.
• Maintain SDS sheets and replacement logs.
• Ensure attendance and performance standards of the maintenance team.
• Schedule and supervise vendor work.
• Manage inventory, ordering, and delivery of supplies for service, custodial, and grounds.
• Ensure OSHA standards and safety policies are followed.
• Handle lock-outs due to evictions and 24-hour service responses.
• Be available for on-call work.
• Report unusual or extraordinary circumstances regarding property or residents.
• Remove snow and ice as necessary.
• Ensure necessary tools are on hand.
