Jones Street Residential in Middletown, CT is seeking a Maintenance Supervisor to manage the service operations at the apartment community. You will lead the maintenance team, develop scopes of work, oversee capital projects, and manage vendor relations while ensuring safety and quality.

The role requires 5-7 years in property maintenance, relevant licenses, budget experience, and strong communication. You will train staff and respond to emergencies, supporting owners and senior leadership.

Qualifications

• 5-7 years of experience in property maintenance management or related trade.
• General contractor’s license preferred; HVAC/electrical/mold/asbestos certifications preferred.
• Experience applying mechanical, electrical, plumbing, and HVAC maintenance techniques.
• Demonstrated management and supervisory skills to lead and mentor staff.
• Experience creating and managing a budget and/or P&L.
• Ability to read, write, and communicate effectively for legal, financial, and HR documents and presentations.
• Proficiency with word processing, spreadsheets, and database management; ability to produce reports.
• Mathematical skills to handle budgets and fiscal data.
• Proficiency with industry software; Yardi experience highly preferred.
• Outstanding written and verbal communication; valid driver’s license.

Responsabilités

• Lead by example and model Jones Street Residential standards.
• Support daily operations to meet property needs and uphold standards.
• Forecast expenses and contribute to annual and long-term capital planning.
• Manage financial performance in line with budget.
• Identify improvements to reduce costs and increase revenue.
• Report performance or asset issues to management as needed.
• Oversee service requests to ensure timely, quality work.
• Maintain inventory and order supplies within budget.
• Attend safety meetings and ensure OSHA compliance.
• Train and develop staff to meet goals, including interviews and coaching.
• Troubleshoot and repair HVAC, plumbing, electrical, and major appliances; supervise tile, carpentry, drywall repairs.
• Participate in on-call emergency rotation after hours when required.
