Qualifications

PMI is currently seeking a passionate individual to join our team in Greenville, SC as our Maintenance Supervisor.

This individual should be familiar with the affordable housing industry, HVAC, budgeting, routine and project-based maintenance tasks, and supervising others.

Specific Responsibilities
  • Inspect, maintain, repair, or replace life-safety and emergency equipment, including items considered a hazard by REAC, LIHTC, local codes, etc.
  • Participate in a 24-hour emergency maintenance call schedule, taking turns being “on-call” at a site or multiple sites.
  • Conduct routine visual inspections of buildings, grounds, facilities, and equipment; determine repair needs; follow up with work orders as directed by the Property Manager.
  • Prepare surfaces for painting, applying techniques and tools correctly; ensure all surfaces and materials are clean after work.
  • Maintain cleanliness in common areas, including carpeting, painted surfaces, and stairways, adhering to standards.
  • Perform apartment inspections and coordinate maintenance staff to restore units to a “like new” condition.
  • Keep grounds and landscaping neat and clean, using equipment safely; repair concrete and asphalt walkways and drives.
Key Responsibilities
  • Prepare and monitor annual maintenance budgets, including capital planning; order supplies and manage inventory.
  • Develop and implement schedules for preventive maintenance, groundskeeping, repairs, remodeling, and building system updates.
  • Coordinate daily maintenance tasks and monitor compliance with safety regulations.
  • Inspect systems such as heating, cooling, water, electrical, fire alarm, and emergency systems.
  • Select and oversee contractors, ensuring standards are met and inspecting work upon completion.
  • Maintain up-to-date technical documents, including blueprints and schematics.
Qualifications
  • High school diploma/GED or Trade School Diploma.
  • At least 3 years of property maintenance experience.
  • At least 1 year of supervisory experience.
  • Knowledge of HVAC, electrical, plumbing, painting, and grounds maintenance.
  • HVAC, CFC, EPA certifications.
  • Physical ability to lift up to 50 lbs, work in tight spaces, stand for extended periods, and climb ladders up to 26 ft.
