Job summary

ML Property Group is seeking a Service Manager to oversee service requests, preventative maintenance, and upkeep of amenity areas across multiple communities. The role partners with the Area Maintenance Manager to complete projects and ensure high standards of property conditions.

Qualified candidates bring at least five years in apartment maintenance and a minimum of one year in a Service Manager role. HVAC, EPA and CPO certifications are required, with a valid driver’s license and insurance.

Qualifications

• High school diploma required; college diploma preferred.
• Five years of apartment maintenance experience (or equivalent).
• Minimum of one year of apartment Service Manager experience (or equivalent).
• HVAC certification. CPO certification. EPA Type I/II or Universal refrigerant certifications.

Responsibilities

• Performs maintenance across the community, including light bulbs, filters, caulking, painting, plumbing and electrical tasks.
• Inspects and coordinates all make-ready repairs and services.
• Responds to resident requests in a timely, professional manner and maintains logs.
• Maintains safety, housekeeping, and inventory; ensures tools and equipment are properly stored.
• Provides after-hours on-call emergency response and ensures urgent requests are addressed within set timelines.
• Monitors and enforces compliance with all policies and safety regulations.
• Assists Community Manager in scheduling, budgeting, and coordinating with vendors and residents.
• Maintains exterior lighting and conducts monthly lighting inspections and fire life/safety inspections.
