Job summary

Royal American Management is seeking an experienced Maintenance Supervisor to oversee the preservation and upkeep of our property and ensure the safety of maintenance staff. You will follow OSHA standards and company safety policies while coordinating repairs, preventive maintenance, and vendor relationships.

The role requires supervising maintenance personnel, maintaining records, scheduling tasks, and training team members.

Qualifications

• Read and understand handwritten/printed service requests and provide written responses.
• Read and understand manuals, instructions and warning labels for tasks.
• Able to work under time constraints and meet scheduling requirements.
• Must have EPA certification or ability to obtain within 90 days.

Responsibilities

• Practice OSHA standards and company safety policy.
• Supervise and schedule subordinate maintenance personnel and service requests.
• Perform scheduled maintenance on equipment per manufacturer guidelines.
• Inspect apartments, buildings and common areas for repairs and upkeep.
• Keep records of preventive maintenance, work orders and inventories.
• Assist in custodial work and groundskeeping as required.
• Troubleshoot and repair HVAC components with proper certifications; Freon handling restricted.
