About the Position

Oak Street Partners is seeking a dependable, hands-on Property Maintenance & Renovation Supervisor to oversee maintenance technicians and third-party contractors working on our portfolio of residential rental properties.

This role combines day-to-day maintenance supervision with oversight of larger residential renovation projects. You will help coordinate work, monitor progress, and inspect completed repairs and renovations.

The ideal candidate has background knowledge in residential maintenance, remodelling, or construction and is comfortable managing people and coordinating vendors. This is a working supervisory role focused on organizing and overseeing work rather than personally performing repairs.

Key Responsibilities
Maintenance Team Supervision
  • Supervise and coordinate the daily activities of maintenance technicians.
  • Assign work orders, establish priorities, and follow up to ensure timely completion.
  • Help troubleshoot maintenance issues and determine the appropriate repairs or resources needed.
  • Hold team members accountable for productivity, workmanship, safety, and professional conduct.
Renovation & Contractor Oversight
  • Oversee third-party contractors completing larger renovation and rehabilitation projects at residential properties.
  • Complete site visits to inspect properties and create scopes of work following Section 8 inspection guidelines to be shared with contractors.
  • Visit job sites regularly to monitor progress, workmanship, cleanliness, and adherence to the agreed scope of work.
  • Coordinate project schedules, contractor access, materials, and other logistical needs.
  • Identify issues, delays, and deficiencies early and work with contractors to resolve them.
  • Verify completed work before approving projects for final payment, in accordance with company procedures.
  • Obtain bids, review estimates compared to scopes provided, and negotiate pricing when needed.
Property Readiness & Quality Control
  • Monitor the progress of repairs and renovations to help ensure properties are ready for occupancy on schedule.
  • Conduct property inspections and identify deferred maintenance, repair needs, and opportunities to improve property condition.
  • Coordinate punch-list items and ensure outstanding work is completed.
  • Maintain clear communication with the operations team regarding project status, delays, and issues requiring attention.
Communication & Organization
  • Maintain accurate records of work completed, contractor progress, project issues, and outstanding items.
  • Provide regular updates on maintenance activities and renovation projects.
  • Communicate professionally with contractors, employees, and internal team members.
  • Identify opportunities to improve maintenance processes, contractor performance, and operational efficiency.
Required Qualifications
  • 3+ years of experience in residential maintenance, remodeling, construction, property rehabilitation, or a related field.
  • Knowledge of using property management software such as Buildium.
  • Previous experience leading maintenance employees, supervising tradespeople, or coordinating contractors.
  • Practical knowledge of residential construction, including common repairs, finishes, flooring, painting, drywall, and general renovation work.
  • Ability to assess workmanship and recognize when completed work does not meet expectations.
  • Strong organizational skills and the ability to manage multiple properties and projects simultaneously.
  • Effective communication, problem-solving, and leadership skills.
  • Ability to work independently, prioritize competing demands, and follow through on commitments.
  • Valid driver's license and reliable transportation.
  • Ability to travel regularly between properties throughout the Cleveland and Akron areas.
Preferred Qualifications
  • Experience with residential rental properties or single-family home renovations.
  • Experience coordinating subcontractors and reviewing construction estimates.
  • Familiarity with maintenance work orders, project tracking, or property management software.
  • Experience preparing properties for new tenants and coordinating make-ready work.
  • Knowledge of Section 8 requirements for inspections.
What Success Looks Like
  • Maintenance work is completed promptly and correctly.
  • Technicians understand their priorities and are held accountable for their work.
  • Contractors deliver quality work within agreed schedules and budgets.
  • Renovation issues and delays are identified early rather than after a project is completed.
  • Properties are consistently maintained and returned to rent-ready condition as efficiently as possible.
  • Management receives reliable updates without needing to follow up repeatedly for information.
Compensation & Work Environment
  • Annual salary of $50,000-$60,000, depending on experience.
  • Full-time position with a mix of fieldwork, property inspections, contractor coordination, and administrative responsibilities.
  • Opportunity to take ownership of maintenance and renovation operations across a residential property portfolio.
