SVN Toomey Property Advisors in Mobile, AL is seeking a Maintenance Project Manager to oversee repairs, unit turns, and property improvement projects across our managed portfolio. You will coordinate maintenance technicians and outside vendors, manage schedules and approved budgets, and ensure work is completed correctly and on time.

This leadership role emphasizes overseeing multiple jobs, clear communication, accountability, and the ability to travel between properties.

Qualifications

• At least three years of experience in property maintenance, construction, renovation, or related field.
• Experience coordinating multiple jobs, technicians, or contractors.
• Ability to prepare scopes of work, evaluate estimates, and track project costs.
• Knowledge of residential repairs and when to bring in specialists.
• Strong organization, follow-through, and problem-solving skills.

Responsibilities

• Oversee work from initial request through verified completion.
• Review incoming maintenance requests, set priorities, and assign technicians or vendors.
• Develop scopes of work, obtain estimates, and set realistic schedules.
• Track active jobs and resolve issues before delays occur.
• Coordinate emergency repairs according to company procedures.
• Inspect vacant properties and identify work to make them rent-ready.
• Prepare scopes, estimates, and completion schedules for unit turns.
• Coordinate technicians, vendors, materials, and property access.
• Perform final inspections and verify work meets standards.
• Set daily priorities and clear expectations for quality and productivity.
• Monitor performance and address missed deadlines or incomplete work.
• Coach maintenance employees and identify training needs.
• Obtain and compare vendor bids; maintain vendor relationships.
• Track project spending against budgets; obtain approvals for changes.
• Review invoices vs. approved work and completion verification.
• Provide weekly updates on open work, costs, and issues needing management decisions.
• Keep property managers informed of job status, delays, and completion dates.
• Coordinate scheduling and access with residents and team members.
• Maintain accurate work orders and project records.
