Job summary

Colonial Group is seeking a responsible Maintenance Manager to ensure property operations run safely and smoothly. You will lead maintenance, grounds, and facilities, including HVAC, electrical, plumbing, and water treatment, while coaching staff and coordinating projects.

You will read blueprints, translate requirements into actionable tasks, and communicate with department heads to meet operational needs. A strong safety focus and hands-on leadership are essential.

Qualifications

• Strong mechanical aptitude with ability to read a tape measure and use precise measurement tools.
• Ability to interpret blueprints and translate instructions into work orders.
• Leads and develops maintenance staff with safety-focused mindset.

Responsibilities

• Supervise maintenance and grounds staff to keep property systems running smoothly.
• Support recruitment, hiring, and staff development efforts.
• Schedule and manage staffing to meet operations within budget.
• Lead maintenance and preventative programs for HVAC, electrical, plumbing, and more.
• Coordinate capital expenditures with management and contractors.
• Occasionally assume Manager on Duty duties, including after-hours support.
