Job summary

Valid8 Financial, Inc. is seeking a Service Manager to own the physical condition of our asset portfolio. You will lead the maintenance team, coordinate unit turns, and drive preventive maintenance to protect asset value and resident satisfaction.

You will manage vendor relationships, ensure safety compliance, and control budgets while maintaining high standards of quality and reliability. This role requires after-hours availability and a disciplined, methodical approach.

Qualifications

• Prior maintenance experience in multifamily or comparable environments; supervisory experience is a strong plus.
• Hands-on knowledge across core trades: HVAC, plumbing, electrical, appliances, and carpentry.
• Experience managing unit turns and preventive maintenance programs for 100+ units is a plus.
• Familiarity with Entrata or a comparable work order platform preferred.
• Fair Housing awareness and OSHA compliance knowledge required.
• EPA 608, CAMT, or CPO certification preferred but not required.
• High school diploma or equivalent required.

Responsibilities

• Oversee Team Leadership and set standards for quality and accountability on the maintenance team.
• Ensure timely completion of work orders with documentation and 24-hour resident follow-up.
• Coordinate unit turns and make-readies with the Property Manager and manage workload.
• Own and execute the preventive maintenance schedule (HVAC, water heaters, roofs, detectors, seasonal prep).
• Source qualified contractors, manage scope and verify invoices for maintenance projects.
• Regular property walks to maintain curb appeal and safety; address hazards immediately.
• Track expenses, solicit bids, and flag overages to protect NOI.
• Lead after-hours emergency response and enforce Safety/ Emergency Plan.
