Job summary

EMBREY is seeking an Assistant Maintenance Manager for The Sullivan in Littleton, CO. You will support the Maintenance Supervisor, oversee preventive maintenance, and ensure safe, attractive property conditions for residents and staff.

The role covers building upkeep, grounds care, and unit turnovers, with responsibilities during and after hours. A valid driver’s license and HVAC/EPA certification are valued assets; compensation includes healthcare and a 401(k).

Qualifications

• One year of maintenance experience in property management or related field.
• Possession of minimum tools required.
• Able to be available on-call 24/7.
• EPA or HVAC certification.
• CPO preferred.
• High school diploma or equivalent, preferred.
• Valid Driver’s License.

Responsibilities

• Adhere strictly to the requirements of the Safety Manual.
• Assist in implementing preventative maintenance, safety, and good housekeeping practices.
• Inspect and maintain the property, buildings, and equipment in an attractive, clean, and safe condition at all times in accordance with company policies and procedures.
• Assist in organizing, prioritizing, and completing unit make-readies, service requests, and general maintenance tasks according to company standards in a timely manner.
• Assist in ensuring that the grounds, buildings, and units are fully functional, safe, and attractive.
• Inspect grounds, buildings, and units on a regular basis.
• Correct emergency conditions such as sewer backup, flooding, and defective lighting when they occur, notify the Maintenance Supervisor and Community Manager immediately.
• Inspect HVAC units during apartment turns and perform preventive HVAC maintenance including filters, coils, condensate lines, thermostat operation, and ductwork checks.
