S.L. Nusbaum Realty Co. in Mechanicsville, VA, is seeking a Service Manager to plan, organize, and direct maintenance for the property, ensuring residents live in a clean, safe, and attractive environment.

The role requires hands-on supervision of trades, coordination of turnover, and effective maintenance planning. Reporting to the Community Manager, you will oversee all service personnel, manage vendors, and handle procurement and safety protocols, with occasional after-hours responsibilities

Qualifications

• HVAC certificate and EPA Freon Recovery credential are required.
• Valid driver's license if operating a vehicle.
• Demonstrated general mechanical aptitude and problem-solving skills.
• Experience as a service/maintenance manager preferred.

Responsibilities

• Supervise on-site maintenance and repairs (heating, AC, plumbing, electrical, carpentry).
• Organize turnover activities and preventive maintenance from work orders.
• Order supplies and manage maintenance inventory.
• Oversee outside contractors and inspect their work; take corrective actions as needed.
• Train junior staff and participate in contractor selection and scheduling.
• Process purchase orders and invoices; ensure safety with hazardous materials.
